We strive to ensure that Vinohradská 8 once again becomes a natural part of everyday life in its district. Good neighborly relations are the foundation.

  • We welcome situations where the benefits intended for future residents are also enjoyed by neighbors from the surrounding area.
  • During project preparation, we insist on open communication with local stakeholders and relevant authorities, and we incorporate their feedback.
  • We revitalize the site and give the place new life.
  • We place strong emphasis on architecture, design, and quality, collaborating with leading Czech and international architects.

Sustainability

We Support
Sustainable Development

The entire project is based on sustainability principles—transforming an underused site into a place that is considerate of its surroundings and nature.

  • We build on brownfield sites, regenerating neglected and unused areas instead of developing existing green spaces.
  • We introduce a new function to the site—transforming the former transit gas pipeline control center (“Transgas”) and the Federal Ministry of Fuel and Energy into a place for living, working, and everyday life.
  • We use durable, non-toxic, recycled, ecological, and purely natural materials.
  • Excavated soil is reused on site whenever possible for backfilling.
  • When demolition is necessary, construction waste is carefully sorted and recycled.
  • As proof of these measures, the administrative building will be certified under LEED Gold. Thanks to the integrated design and joint construction of the administrative and residential buildings, the certification will also positively influence the sustainability performance of the residential building.

Energy

Saving Energy
and Costs

By using efficient materials and technologies, we reduce the environmental footprint while significantly lowering living costs.

  • We implement technical solutions to reduce energy demand, including:
  • high-quality façades and insulation materials
    • aluminum windows with triple glazing that ensure passive solar gains
    • exterior motorized blinds
    • domestic hot water circulation
    • LED lighting with motion sensors in common areas
    • green roofs for rainwater retention and improved thermal comfort in upper-floor apartments
      Additional energy solutions include:
    • rainwater harvesting for irrigation of shared greenery and toilet flushing in the adjacent administrative building
    • heat pumps as the primary source for heating and cooling
    • shared heating and cooling sources with the neighboring administrative building, enabling efficient use of differing operating regimes
    • ceiling heating and cooling as an efficient way to maintain thermal comfort
    • mechanical ventilation with heat recovery, eliminating the need for window ventilation
    • electricity supply from a private transformer station and a local distribution system, allowing efficient energy management and use of green energy
    • photovoltaic systems
    • smart management of energy sources and building technologies
  • The residential building achieves PENB energy class A—exceptionally energy efficient.
  • Thanks to efficient solutions, residents benefit from low service charges:
    • energy-efficient operation of common areas
    • remote energy consumption readings in all apartments
    • smart shared EV charging
    • central heating and cooling systems
    • shared services with the administrative building, where beneficial
  • Waste and bio-waste sorting is standard.
  • Clean mobility is supported through electric vehicle charging infrastructure.

We understand that well-chosen greenery and water features are essential not only for residents’ comfort but also for urban wildlife.

  • A rich selection of low-maintenance greenery, including trees, ornamental shrubs, perennials, and grasses.
  • Green roofs provide insulation, improve air quality, and create habitats for birds and insects, supporting urban biodiversity.
  • Most apartments feature front gardens, loggias, or terraces, allowing residents to grow herbs and greenery individually.
  • Water features cool their surroundings, serve as natural drinking spots for birds, and help create a pleasant microclimate.
  • New planting helps reduce urban temperatures, while light-colored paving and façades contribute to minimizing the urban heat island effect.

  • CCTV cameras at all building entrances and access points.
  • Secure access via chip cards and remote controls, including a master key system for common areas.
  • Electronic security systems in selected apartments.
  • Video intercoms for controlled entry.
  • Secure, lockable bicycle rooms and masonry storage units.
  • Subtle project-wide lighting to ensure a sense of safety even at night.
